If you are planning to buy a bungalow in 2027, where should you look? We went through a full year of Ontario bungalow sales, November 2025 to October 2026, and picked ten towns that stand out for value, stable prices, choice and resale strength. Each pick comes with the numbers behind it, so you can judge for yourself.
A quick note on the numbers: “typical sold price” is the average of each month’s median bungalow sold price over the 12 months, weighted by sales, which smooths out one-off months. For comparison, Toronto’s typical bungalow sold for $959,000 over the same year, Mississauga’s for $1,003,000 and Burlington’s for $1,048,000.

Hamilton: the most choice near Toronto
Hamilton sold 1,852 bungalows in the past year, more than any Ontario city except Toronto, at a typical price of $662,000, about $300,000 less than Toronto. Prices have been steady (the monthly median moved only about 11% from its low to its high), and only 15% of homes sold over asking, so buyers can compare and negotiate. Read the Hamilton November report.
Barrie: the steadiest prices in reach of the GTA
Barrie’s bungalow prices barely moved all year. Monthly medians stayed within about 8% of each other, the tightest range of any town on this list, around a typical $667,000. With 10% of homes selling over asking and October’s median at a 13-month low of $640,000, Barrie heads into 2027 as a buyer-friendly market. Barrie November report.
Oshawa: the GTA’s most affordable bungalows
Among GTA cities with a steady flow of bungalow sales, Oshawa had the lowest October median ($645,000) and a typical price of $670,000 over the year. That value has a cost: homes sold in a median of 17 days and 29% went over asking, so come ready to compete. Oshawa November report.
Peterborough: value with steady, rising prices
At a typical $549,000, Peterborough is one of the best-priced cities with full services, a hospital and a university. Prices were among the most stable in Ontario (monthly medians within about 9% of each other), and October’s median of $555,000 was 5.7% above October 2025, one of the few larger markets that rose.
St. Catharines: the downsizer’s favourite
953 bungalows sold in St. Catharines over the year, making it one of Ontario’s busiest bungalow markets, at a typical price of $560,000. Prices have held within 2% of last year, and with about 4.5 months of supply, buyers have time and choice. St. Catharines November report.
Kitchener: the strongest resale market
If you care about being able to sell easily later, Kitchener stands out: a median of 16 days to sell, 99.3% of asking on average and 43% of homes sold over asking over the year. Typical price: $664,000. The trade-off is competition when you buy. Kitchener November report.
Belleville: low prices, and rising
Belleville’s typical bungalow sold for $506,000, the lowest on this list, and October’s median ($520,000) was 5.1% higher than a year earlier. It sits on Highway 401 halfway between Toronto and Ottawa, close to the Bay of Quinte and Prince Edward County.
Welland: no bidding wars
Only 7% of Welland bungalows sold over asking in the past year, and the median home took 33 days to sell. At a typical $526,000, it is one of the most relaxed places in southern Ontario to buy a bungalow, with the Welland Canal trails and easy access to the rest of Niagara.
Cobourg: small-town lakeside living
Cobourg is smaller (215 bungalow sales in the year) but offers a Lake Ontario downtown and beach, a VIA Rail station, and a typical bungalow price of $625,000. Homes sold for 97.8% of asking on average and only 10% sold over asking.
Kingston: city amenities under $600,000
Kingston combines a hospital, a university, a historic downtown and the waterfront with a typical bungalow price of $572,000 across 669 sales in the year. October’s median of $545,000 was 6.8% below last year, giving 2027 buyers a better entry point.
