Hamilton Bungalow Market Report: November 2026

Hamilton bungalow market report, November 2026

Hamilton is Ontario’s second-busiest bungalow market after Toronto, and in October 2026 it was one of the better places to be a buyer. 153 bungalow-style homes sold at a median of $650,000, down 7.1% from a year ago, and more than 600 are for sale heading into November.

Is now a good time to buy a bungalow in Hamilton?

For buyers, the numbers line up well. Prices are 11.8% below October 2024 ($737,000 then, $650,000 now). Only 11% of October’s sales went over asking, compared with 28% in Toronto. And at roughly four months of supply, sellers cannot count on a quick sale at any price. The current listings tell the same story: homes for sale have been on the market a median of 37 days.

The flip side is that prices look like they have found a floor. The monthly median has stayed between $625,000 and $700,000 for 13 months, and October’s figure was 3.2% higher than September’s.

A wide market: $200,000 to $2 million

October’s sales ran from $200,000 to $2.04 million. That range is what makes Hamilton useful for bungalow buyers at very different budgets: older bungalows on the lower city’s east end and Mountain neighbourhoods at the entry level, and larger homes on big lots in places like Ancaster, Dundas and Waterdown at the top. If you are coming from Toronto or Halton, the price per square foot on current listings (about $605) is a big part of the draw.

Tips for Hamilton buyers this winter

  1. Use the inventory. With 610 homes to choose from, compare several before you commit.
  2. Look at time on market. Listings past the 30-day mark are where sellers are most open to offers.
  3. Budget for updates. Many Hamilton bungalows date from the 1950s and 60s. Ask about the electrical panel, roof age and any knob-and-tube or galvanized plumbing.

For Hamilton sellers

Price with the 600 competing listings in mind. Buyers here have time and choice, and the homes that sold quickly in October were the ones priced close to recent sales and in move-in condition.
