About waterfront bungalows in Mississauga

There are 3 waterfront bungalows for sale in Mississauga right now. Asking prices run from $3.5M to $10M, and the median is $4.5M. The typical listing has been on the market for 47 days.

For comparison, the median asking price across all 322 bungalow-style homes for sale in Mississauga is $1.17M.

These bungalow-style homes are listed as being on the water, whether that is a lake, river or bay. One-floor living with a water view is one of the most sought-after combinations in Ontario, so good ones rarely sit for long. Ask about the shoreline (owned to the water or a shore road allowance), the condition of any dock or breakwall, and the water and septic systems if the home is outside town services. Get insurance quotes early, since flood coverage near water can change your monthly costs.

Waterfront bungalows in Mississauga: where they are and what to check

Mississauga’s waterfront bungalows come from two places: the Lake Ontario shoreline that runs from Lakeview through Port Credit, Lorne Park and Clarkson, and the Credit River valley that cuts north through the middle of the city. True water-edge lots are scarce, and many of the original bungalows on them have been rebuilt over the years, so only a handful are for sale at any one time.

Most of the city’s shoreline and river valley is regulated by Credit Valley Conservation, while the eastern edge around Etobicoke Creek falls under the Toronto and Region Conservation Authority. Before you plan an addition, a rebuild or new shoreline protection, ask the conservation authority what its regulated area allows on that lot. It can matter as much as the zoning.

If nothing on the water fits today, look at bungalows that back onto the Credit River valley or the city’s ravines, or at large lots near the lake in Mineola and Lorne Park. They give you much of the privacy and green outlook for less money.

Common questions

How many waterfront bungalows come up in Mississauga?

Usually only a few at a time, and the good ones sell quickly. A listing alert is the most reliable way to see a new one the day it is listed.

Is a lake-view home the same as waterfront?

No. A home appears on this page only when its listing reports it as waterfront. Homes across the road from the lake, or with a view from the upper floor, are not included here.

What drives the price of a waterfront bungalow?

On many of these lots the land matters more than the house: the frontage on the water, how the shoreline is protected, the depth of the lot and how much you can build within the conservation rules.
