About new build bungalows in Mississauga

There are 8 new build bungalows for sale in Mississauga right now. Asking prices run from $760K to $3.99M, and the median is $1.14M. The typical listing has been on the market for 59 days.

Most of them are in Lakeview (5), Mineola (1) and Clarkson (1). 63% have three or more bedrooms. For comparison, the median asking price across all 322 bungalow-style homes for sale in Mississauga is $1.17M.

These are newly built or never-lived-in bungalow-style homes, including builder inventory and homes still covered by the Tarion new home warranty. New bungalows are rare in the GTA because land is expensive, so many of them are in growing communities on the edge of the city or in smaller towns. Ask whether the Tarion warranty transfers to you and how much of it is left, whether HST is included in the price, and what closing adjustments (development charges, utility hook-ups) the builder will add. Check the final grading, driveway paving and any outstanding deficiencies before closing.

New build bungalows in Mississauga: mostly custom rebuilds

Mississauga has very little land left for new subdivisions, so most new bungalows here are custom homes built on established lots, where an older house was taken down and replaced. You see this most in lakeside neighbourhoods like Mineola, Lorne Park and Port Credit, and in older areas such as Applewood and Lakeview.

Custom rebuilds are often built to a higher finish than builder homes, with taller ceilings, a large main-floor primary suite and a finished lower level, and they are priced accordingly. Ask who the builder was, for the permits and final inspections, and whether the home is enrolled with Tarion.

Never-lived-in homes also come up when a buyer resells before closing. These can be good value, but check exactly what the builder has left to finish.

Common questions

Why are new bungalows in Mississauga so expensive?

Most are custom builds on mature lots in established neighbourhoods, so you are paying for the land, the location and a high level of finish.

What does the Tarion warranty cover?

In Ontario, new homes come with a one-year warranty on workmanship and materials, a two-year warranty on items such as water leaks through the building envelope and the electrical, plumbing and heating systems, and a seven-year warranty on major structural defects. The coverage stays with the home, so a later buyer gets what is left of it.

Is HST included in the price?

For builder sales it usually is, with the new-home rebates assigned to the builder. Confirm in writing, and ask what closing adjustments will be added.
