Highland Creek Bungalows For Sale

A village-feel corner of east Scarborough between the University of Toronto Scarborough and Rouge Park.

Small village, big green space

Highland Creek grew around an old crossroads village on Old Kingston Road, and it still has a small main street feel. The University of Toronto Scarborough campus is next door, and the Highland Creek ravine and Rouge National Urban Park surround it with trails.

Bungalows here are often on larger lots, some backing onto ravine land. Supply is limited because the neighbourhood is small, so good homes do not usually sit for long. Buyers here often also look in West Hill and the rest of Scarborough.

Good to know about Highland Creek

What sets Highland Creek’s bungalows apart?

Highland Creek grew around an old village on Old Kingston Road, and many of its 1950s and 1960s bungalows sit on deep, treed lots, some backing onto the creek’s ravine system. Those larger lots have made it a popular spot for custom rebuilds, more so than many other Scarborough bungalows neighbourhoods.

Can I rebuild or add a second storey on a ravine lot in Highland Creek?

Often yes, but lots near the Highland Creek valley may fall under Toronto’s ravine and natural feature protection bylaw and TRCA regulation, which can limit where you build and which trees come down. Get a survey and talk to the City and TRCA early, and consider a bungaloft design if a full second storey isn’t feasible.

Does living near UTSC affect Highland Creek homes?

The University of Toronto Scarborough campus and the Toronto Pan Am Sports Centre are close by, which creates steady rental demand for basement units and rooms. That can help an investor, but some streets see more parking pressure during the school year. Our basement apartment guide covers legal second units.

How does Highland Creek compare with Centennial Scarborough?

Both have older bungalows on big lots, but Centennial Scarborough stretches down to the lake and has more waterfront-trail access, while Highland Creek is closer to Highway 401 and the university. Rebuild activity is strong in both, so compare specific streets using recent sold prices.
