Eringate, Centennial and West Deane suit families and downsizers who want a quiet street with a big yard and are happy to drive or take a bus to the subway.
Centennial Park is part of the neighbourhood, with sports fields, a small ski and snowboard hill, the Centennial Park Conservatory and the Etobicoke Olympium nearby. Being able to walk to that much green space is a big draw for families comparing this area with Markland Wood to the south.
The area was developed mainly in the 1960s, so sidesplits, backsplits and brick bungalows on wide lots are typical, along with some townhouse complexes. Homes from the late 1960s can have aluminum branch wiring, so ask an electrician to check it during your inspection.
Some do, as the Mimico Creek valley, including West Deane Park, winds through the area with trails and picnic spots. Lots backing onto it may fall under TRCA and Toronto ravine rules, which offer privacy but can restrict additions, so confirm any limits before you buy and compare with interior lots in Princess-Rosethorn.
As original owners sell, many buyers are young families wanting space near Centennial Park and quick access to Highway 427, along with downsizers moving from larger homes nearby who want one level. The downsizing guide is useful if you are in the second group.
