South Etobicoke bungalows near Sherway Gardens, the Etobicoke Creek and the lake.
Alderwood is a quiet residential area in south Etobicoke, just north of Long Branch and east of the Etobicoke Creek. Much of it was built in the 1950s with modest bungalows and storey-and-a-halfs, many now renovated or rebuilt.
CF Sherway Gardens is close for shopping, the Etobicoke Valley Park trails follow the creek, and the lake and Lake Shore Boulevard are a short trip south.

Alderwood was largely built in the late 1940s and 1950s, so it has many compact brick and frame bungalows, often on lots that are generous for the size of the house. Some lots have been severed to build two new homes, so compare original houses with new builds in recent sales to understand land value.
Like many postwar areas, older Alderwood homes can have original clay sewer laterals and no backwater valve, which raise the risk of basement backups in heavy storms. Ask about past water issues, get a sewer camera inspection and check whether the city’s basement flooding protection subsidy was used, especially before finishing space for a basement apartment.
It often is, because its compact postwar bungalows tend to be more attainable than homes closer to the lake in New Toronto, while still being near Sherway Gardens, the Gardiner and the QEW. Homes on the northern streets can hear highway traffic, and houses that have not been renovated will need a budget for updates.
Etobicoke Creek runs along the western side, with trails leading south to Marie Curtis Park at the lake, and several neighbourhood parks sit among the residential streets. Homes near the creek may be within TRCA’s regulated area, so check before adding a pool or addition, and compare with lakeside streets in Long Branch.
