Why Oakridge gets attention

Oakridge is a small neighbourhood in the southwest corner of Scarborough, near Victoria Park Avenue and Danforth Road. Victoria Park station on Line 2 is close by, so it is one of the more transit-friendly Scarborough areas.

Homes are mostly modest postwar bungalows and storey-and-a-halfs. Prices have traditionally sat at the lower end of the Toronto bungalow market, which makes Oakridge a common target for first-time buyers and investors. Buyers here often also look in Birchcliffe-Cliffside and the rest of Scarborough.

What people ask about Oakridge

Are Oakridge homes mostly small older bungalows?

Many are. Oakridge is one of Scarborough’s older pockets, with modest bungalows and storey-and-a-half homes from around the Second World War era on fairly narrow lots, plus apartment buildings near the main roads. It shares that character with neighbouring Birchcliffe-Cliffside and Clairlea-Birchmount.

What’s the transit commute like from Oakridge?

Victoria Park and Warden stations on Line 2 are close to most of the neighbourhood, giving a straight subway ride to Yonge Street and downtown. Danforth GO near Main Street is a short trip west, past neighbouring East End-Danforth, for commuters heading to Union Station.

What should I watch for in an older Oakridge bungalow?

Homes from this era can still have knob-and-tube wiring, galvanized or lead water pipes, old clay sewer laterals and asbestos in original insulation or floor tiles. Get a thorough inspection with a sewer camera scan, ask for permits on any basement apartment and check whether a backwater valve is installed.

Is an Oakridge bungalow a good fit for a multiplex conversion?

Toronto permits up to four units on most residential lots, so some owners here are looking at adding a basement unit or garden suite. Narrow lots and older foundations can make it costly, so review our multiplex guide and confirm zoning, lot dimensions and servicing with the City before you buy.
