Newmarket and Aurora Bungalow Market Report: October 2026

Newmarket and Aurora Bungalow Market Report: October 2026 – BungalowConnect.com

Newmarket’s detached benchmark price was $1,074,200 in September 2026, down 8.45% from a year earlier, and Aurora’s was $1,307,600, down 6.04%, according to TRREB. With roughly five to six months of inventory, both towns are tilting toward buyers. For bungalow shoppers that means real negotiating room; for sellers, it means pricing to today’s market rather than last year’s.

Key takeaways

  • Newmarket: 36 detached sales, median $1,046,500, 96% of list, 31 days on market.
  • Aurora: 33 detached sales, median $1,255,000, 98% of list, 37 days on market.
  • Newmarket’s benchmark fell about $99,000 in a year, nearly double the GTA-wide percentage decline.
  • Months of inventory: 5.9 in Newmarket and 5.3 in Aurora, against 6.3 for York Region.
  • TRREB data covers all detached homes; bungalows are a subset, so check recent bungalow sales nearby.

About these numbers

TRREB reports municipal data for detached homes as one category, so there is no official bungalow-only price. In Newmarket and Aurora, bungalows range from 1950s to 1970s homes on mature streets to newer one-storey builds and bungalow-style homes in adult communities. Their prices depend heavily on lot, condition and finished basement. Use the trends below for direction, and price a specific bungalow from comparable sales.

Data comes from TRREB’s September 2026 Market Watch and the MLS HPI tables, both released October 6, 2026.

Newmarket’s benchmark sits about 19% below York Region’s, while Aurora’s is roughly level with it. That gap matters if you are downsizing from a larger home further south on the Yonge corridor.

Newmarket’s decline was nearly double the GTA-wide figure.

Is Newmarket a buyer’s market?

It is close. We calculated months of inventory at 5.9 for Newmarket (213 active listings against 36 sales) and 5.3 for Aurora. A common rule of thumb treats about six months or more as a buyer’s market. York Region as a whole was at 6.3. The sales-to-new-listings ratio, another gauge, was 23.4% in Newmarket and 28.2% in Aurora, both low.

Newmarket homes sold at 96% of list on average, which means a typical discount of about 4% off asking. On a $1,050,000 list price, that is about $42,000. Aurora sold closer to list at 98%, but took longer at 37 days. Both are slower than the GTA-wide average of 34 days at 98%.

The biggest single number is Newmarket’s 8.45% benchmark decline, about $99,100 in dollar terms. TRREB-wide, the detached benchmark fell 4.76%. For today’s buyers, the result is more house for the money than a year ago.

What it means for bungalow buyers

  • You have leverage. With nearly six months of inventory, you can include inspection and financing conditions, ask for repairs or credits, and take time to compare.
  • Price the land and the layout. Mature-street bungalows on deep lots tend to be valued partly for their land. Ask your agent to compare against bungalows and builder-teardown sales, not just two-storey homes.
  • Watch the rate calendar. The Bank of Canada decides on October 28 and December 9. A rate hold, explained in our mortgage rate hold guide, protects you while you shop.

What the monthly payment looks like

Here is what a median-priced detached home costs to carry with 20% down, a 25-year amortization and Nesto’s mid-October uninsured 5-year fixed rate of 5.09%:

Town Median price Mortgage (80%) Monthly payment
Newmarket $1,046,500 $837,200 $4,912.18
Aurora $1,255,000 $1,004,000 $5,890.86

The benchmark comparison shows how much the decline matters. At Newmarket’s current detached benchmark of $1,074,200, an 80% mortgage of $859,360 costs $5,042.20 a month at that rate. At last September’s benchmark level (about $1,173,300), the same 80% mortgage would be about $938,700, or $5,507.59 a month. The price decline alone is worth about $465 a month. Add property tax, insurance and utilities to get your full carrying cost.

Land transfer tax at the median

Newmarket and Aurora do not charge a municipal land transfer tax. On Newmarket’s median detached price of $1,046,500, the Ontario tax is $17,405. On Aurora’s median of $1,255,000, it is $21,575. Eligible first-time buyers can subtract the Ontario first-time buyer refund of up to $4,000.

Tip: In a slower market, bungalows that have sat for 30 days or more are where the negotiating room is. Ask your agent for each listing’s price history. A bungalow that has already been reduced, then relisted, often signals a seller who is ready to talk.

What it means for bungalow sellers

A buyer touring Newmarket bungalows this fall can see several in an afternoon. Your listing is competing with them directly.

  1. Price from the last 60 to 90 days of bungalow sales, not from 2025. A home priced on last year’s numbers is about 8% too high in Newmarket by the benchmark alone.
  2. Handle the obvious inspection items before listing: an older roof, a dated electrical panel, or a damp basement.
  3. Present the one-level lifestyle: main-floor laundry, a step-free entrance, garage access and a low-maintenance yard.
  4. Set a review point. If you have few showings after two weeks, adjust rather than wait for spring.

Newmarket vs Aurora for downsizers

Both towns sit on the Barrie GO line, Yonge Street and Highway 404. Newmarket is home to Southlake Regional Health Centre, which matters to many downsizers, and its lower median price stretches a budget further. Aurora’s higher prices come with a smaller market: only 33 detached sales in September. If you are deciding between them, compare listings side by side on our Newmarket bungalows page and Aurora bungalows page.

If you are unsure whether to buy now or wait, our guide on buying now versus spring 2027 lays out both sides.

Frequently asked questions

Are house prices dropping in Newmarket?

Yes. TRREB’s detached benchmark for Newmarket was $1,074,200 in September 2026, down 8.45% from a year earlier. That is steeper than York Region as a whole (6.40%) and nearly double the TRREB-wide detached drop of 4.76%. Homes sold at 96% of their list price on average, in about 31 days.

What is the average house price in Aurora, Ontario?

TRREB reported an average detached price of $1,375,712 in Aurora for September 2026, with a median of $1,255,000 and a benchmark of $1,307,600. The benchmark fell 6.04% over the year. The average is higher than the median because a few high-priced sales pull it up.

Is it a good time to buy a bungalow in York Region?
