352 bungalow-style homes sold in Toronto in October 2026 at a median price of $950,000. That is 5% lower than a year ago and 12% below October 2024, yet the typical Toronto bungalow still sold in just 17 days, and more than one in four went over asking. Here is what that split market means if you are buying or selling this November.
October in Toronto, at a glance
- 352 bungalows sold, the most of any city in Ontario
- Median sold price $950,000, up 3.1% from September, down 5.0% from October 2025
- 17 days to sell, among the fastest of the big GTA markets
- 28% sold over asking; homes closed at 97.3% of list price overall
- 1,198 bungalows for sale on November 1, about 3.4 months of supply
Prices are lower, but the good ones still move fast
Toronto bungalows are cheaper than they were two years ago. The October median of $950,000 compares with $1,000,000 in October 2025 and $1,083,000 in October 2024. Over the last 13 months the monthly median has stayed in a narrow band between $921,000 and $1,000,000, so prices have levelled off rather than kept sliding.
What has not cooled is demand for well-priced homes. A median of 17 days on market and 28% of sales over asking point to a two-speed city: a detached bungalow on a good lot, priced near recent sales, still draws more than one offer, while homes that need major work or list above the neighbourhood sit for weeks. The spread of sold prices, from $525,000 to $5.45 million, shows how different those markets are.
The average price ($1,080,300) runs well above the median because a handful of high-end sales, topping out at $5.45 million, pull it up. The median is the better guide to what a typical bungalow costs.

What is for sale right now
On November 1 there were 1,198 bungalow-style homes for sale in Toronto, with 160 new listings in the past week. The median asking price is $1.07 million, higher than the $950,000 median sold price, because the most expensive homes tend to sit longest. At October’s pace of sales, that is about 3.4 months of supply: balanced, leaning slightly toward buyers in most areas.
If you are buying a Toronto bungalow this winter
- Expect competition on the best homes. When a bungalow is priced close to recent sales on the same street, plan for a short window and possibly an offer date.
- Negotiate on the rest. Homes listed more than three or four weeks are where you will find room, especially if the asking price was set in the spring.
- Check the street’s sold history first. Two bungalows a few blocks apart can sell for very different prices in Toronto. Sold history on each listing shows you what nearby homes actually sold for.
If you are selling
Price against what sold in the last 90 days, not against what is listed. Toronto buyers are paying 97% of asking on average, and the homes that get over asking are almost always the ones priced at or just under recent sales. November and December listings face fewer competing homes, which can work in a seller’s favour.
