Oshawa is where GTA bungalow buyers still compete. In October 2026 the typical Oshawa bungalow sold in 16 days for 98.4% of its asking price, and one in four sold over asking, all at a median price of $645,000, the most affordable of the large GTA cities.
The short version
- Median sold price $645,000 (down 5.5% from October 2025)
- 16 days to sell, faster than Toronto, Mississauga or Brampton
- 98.4% of asking; 25% sold over asking
- 67 sold, up from 59 in September
- Only 195 for sale on November 1, under 3 months of supply
Affordable, so still competitive
Prices in Oshawa have come down: the October median of $645,000 is $110,000 below October 2024 ($755,000) and the second-lowest month of the past 13. But demand has not faded the way it has in pricier cities. The sale-to-list ratio of 98.4% was higher than in Toronto (97.3%), Brampton (96.7%) or Mississauga (96.2%), and homes sold faster.
The reason is simple arithmetic. At $645,000, an Oshawa bungalow costs about $305,000 less than a Toronto one and $80,000 less than one in Brampton. For buyers who need one-floor living, or who want a raised bungalow with room for a basement suite, Oshawa is one of the last GTA cities where that is possible under $700,000.

Tight supply heading into winter
195 bungalows were for sale on November 1, with 33 new in the past week. At October’s pace of 67 sales, that is about 2.9 months of supply, tighter than most of the GTA. Listings typically thin out further in December, so well-priced homes that come on this month may draw several offers.
Advice for Oshawa buyers
- Be ready before you look. Have your mortgage pre-approval done and know your top number, since a good home may only be available for a weekend.
- Watch for offer dates. Some sellers hold offers for a few days to create competition. Decide in advance how far you will go.
- Look at nearby Whitby and Courtice too. The table above shows how other Durham towns compare.
Advice for Oshawa sellers
This is one of the better local markets for sellers right now. Price close to recent sales and you have a good chance of a quick, firm deal. Overpricing still costs you: the average sold price ($624,300) is below the median, a sign that a few homes sold well under their asking price.
