Mississauga Bungalow Market Report: November 2026

Mississauga bungalow market report, November 2026

Mississauga’s bungalow market spent October 2026 circling the $1 million mark. 79 bungalow-style homes sold at a median of $994,000, up 6.9% from September and almost exactly level with a year ago. The catch for sellers: buyers paid 96.2% of asking on average, one of the lowest ratios among GTA cities this month.

The $1 million line

Why buyers have room to negotiate

Three numbers point the same way. Sales are down 9% from last October, only 15% of homes sold over asking (down from 28% two years ago), and there are 319 bungalows for sale with 45 added in the past week. At October’s pace that is about four months of supply, one of the more buyer-friendly levels in the GTA this month.

The median asking price of homes on the market today is $1.17 million, well above what homes are actually selling for. Some of that gap is normal (expensive homes take longer to sell), but it also means many current listings are priced above where buyers are paying.

What this means for you

Buying: treat the asking price as the start of the conversation, especially on homes listed for more than a month. Look up what the same street sold for before you write an offer.

Selling: the homes that sold over asking in October were priced close to recent sales. In a market with four months of supply, a price set above the neighbourhood tends to lead to price cuts later, not a better result.
